The homes

Pick one. See it on your land.

Founding owner prices for the first 25 reservations, or until they are taken. First deliveries January 2027. Every price is ready to live in on your lot; land not included.

Want it bigger? Every house can be made bigger. Add panels to widen or lengthen it, or add a whole module for another bedroom. Tell us the size your family needs and we price it.

Ready to live in means: foundation, delivery anywhere in the Dominican Republic, crane, and water, septic and power hookup. Land is your choice.

Founding owners lock today's price per m2 for three years on any expansion, by panels or by modules.

Small by design, so the price stays right. Every house grows: add panels or add modules, whenever you want.

Most of our houses are bigger than a resort room. And every one comes with what a hotel room never has: your own kitchen, your own terrace, your own land, and no checkout day. Family and friends can use it all year, and when nobody is there, you can rent it out.

Why not a condo? A condo is an apartment in someone else's building, with monthly fees and their rules. This is your own house, on your own land, for your family, and you can rent it when you're away.

Questions buyers ask

Straight answers. Anything else, ask us on WhatsApp.

How do I pay, and who do I pay?
US$5,000 reserves your place and starts your file; it is credited in full to your house. Then 50% at firm order, when your design is locked and your production slot is about 60 days away; 40% when your house is finished in our plant; 10% at installation. Every payment goes to Modular JPBorges SRL, RNC 132-29649-4, Santo Domingo, with a receipt.
What is the founding owner price?
Our launch price for the first 25 reservations, your place in our first production run. Open until the 25 are taken, with first deliveries in January 2027. After that, the list price applies. Founding owners also lock the launch price per m2 for any expansion for three years.
Can I make it bigger?
Yes. Every house is modular. Add panels to widen or lengthen it, or add a whole module for another bedroom. Start with what you need and grow it when you are ready. Tell us how you would like to enlarge it and we price it.
Can a foreigner own land in the Dominican Republic?
Yes, in your own name, with the same title as a Dominican. Foreigners pay the same rates as Dominicans, with no surcharge.
How do I know the title is clean?
An independent land and title attorney checks it before you buy: liens, boundaries, registry. You only buy land with a clean title.
What taxes do I pay to buy?
A one-time 3% transfer tax, plus legal and registry fees. In CONFOTUR tourism developments, the 3% can be waived.
And every year?
The annual property tax is 1%, and only on the value above about US$182,000. Most of our houses with land pay nothing.
Does it stand up to hurricanes and sea air?
Galvanized steel, sealed inside the walls. Every project is checked for wind and earthquake. Come to the plant with your engineer.
What warranty do I get?
10 years on the steel structure. 12 months on roof, envelope, windows and factory installations, from the day you receive the house.
How long does it take?
Typically about 90 days from your firm order to keys. Your exact date goes in the contract.
What does the US$5,000 do?
It starts your file: land search, title check, your house placed on your lot. It is credited in full to your house.
Can I get it back?
1. Change your mind in the first 7 days, before we start: all US$5,000 back.

2. You walk away after we start work (lot search, title check): US$3,500 back. We keep US$1,500.

3. We can't find a good lot, or the title is not clean: all US$5,000 back.

4. You sign the house order: the US$5,000 goes to your house price. No refund from there.

5. Refunds are paid within 15 days.
Can I change the design?
Yes: bigger, a pool, solar, anything our panel system builds.
Can I see a house before I buy?
Yes. The plant is open by appointment, and there are always houses in production.
Can I rent it out?
Yes. Many owners rent it when the family is not using it.

Caribbean dreaming

You already spend it. You just don't keep anything.

A day pass at a resort is fine. A weekend is fine. But it ends on Sunday, and next year you plan the whole thing again.

Nothing compares to having your own home away from home — one your whole family can enjoy.

Do the flights, the rooms and the meals every year for ten years and you have paid for a house. Except you own nothing.

Go whenever you want

A long weekend in February. Christmas with everyone. No booking, no blackout dates, no packing for a hotel.

Live the country, not the lobby

Your own neighbours, your own beach, your own mountain road. The Dominican Republic people come back for, not the part behind a wristband.

It is still yours afterwards

Land and a house in a country tourism keeps pushing further every year.

Why here

Own a piece of it.

The first sip of a piña colada at the edge of the water, the pineapple still cold.

A coconut opened with one swing of a machete, sweet water straight from the shell.

Fish and tostones at a long table under the palms, everyone you love around it.

Merengue drifting from the colmado at four in the afternoon. Your feet in warm, clear water.

And at the end of the day, you walk home. To your own house.

Bring the family. Bring your friends. This time, it's yours.

Warm people

Hospitality here is not a job description. It is how the country is.

Two hours from Miami

Direct flights from most of the East Coast. Close enough to use a long weekend.

Everything in one island

Beach, mountains, waterfalls, old city, whales in the bay. You do not pick one.

How most families do it

Buy it with your family.

Most families do not need a second home twelve months a year. They need it four weeks a year. So several households buy one house together, each owns a part, and everyone takes their turn.

Real co-ownership, not a promise

Everyone is on the title, in writing, in a defined proportion.

Who uses it when

The calendar and the yearly costs are set before anyone pays.

A way out

If one family wants out, the agreement says how their part is valued and bought.

We write that agreement for you. An independent attorney drafts it and everyone signs before the first payment. A family that puts money into a partd house without it owns nothing they can enforce.

The Family Packet

Park, security and care
The house is paid off in 5 years. Then it's yours: something you own and can sell, not a hotel bill.

One house. Four or five families. Each one pays its part, each one owns its part, and everyone takes their turn.

Pick your house and your families:

Each family's part Financed over 60 months, about Park, security and care (US$395 a month per house, split) Total for your family Prices include the 18% ITBIS sales tax. House ready to live in, on a leased pad in our family park: water, septic, 24-hour security, gardening and upkeep included in the park fee. Power is metered per house. Monthly figure is an estimate at about 9% a year; your bank sets your real rate. Founder prices for the first 20 houses.

How the money works

Check your financing first. Then decide.

1. Check your rate in minutes.
Each family checks with its own bank or a personal-loan lender. Checking your rate does not hurt your credit.

2. Your bank sends you the money.
A personal loan can be used for any purpose. Good credit gets an answer the same day, money in 1 to 3 days.

3. You pay your part to us.
By bank wire to Modular JPBorges SRL, against your contract and invoice. We build your house.

4. You own your part.
Your family company holds the house. Your part is in writing. That is your guarantee.

See if you qualify (loans up to US$100,000, for a part or the whole house):

SoFi personal loans› LightStream personal loans› Compare many lenders at once (NerdWallet)›

We are not a lender and are not paid by these lenders. Approval, rate and terms are decided only by your lender. Dominicans living abroad can also ask Banreservas about mortgage loans for residents abroad.

Everything is set up for you:

1. Pick the house and the families.
Send this page to your family. Everyone picks together.

2. We form your family company.
One small company (SRL) owns the house. Each family is a partner with its part. Our attorney does the name, the registration and the tax number. You sign from home, by power of attorney.

3. Land and house in the company's name.
Clean title, checked by the attorney.

4. The family agreement, included.
Whose weeks, holidays that rotate, yearly costs, and how a family sells its part.

5. Furnished and ready.
You arrive, the beds are made.

6. House care, if you want it.
Cleaning, keys and upkeep, so nobody argues about chores.
Reserve one part — US$1,000 Reserve the whole house — US$5,000 Send it to my family

Reservation, refundable: all US$1,000 back if you cancel in the first 7 days, before we start; US$700 back if you walk away after we start work; all US$1,000 back if we cannot deliver the park or the house. Once you sign your part contract it goes to your price. Refunds paid within 15 days.

When you are not there

It can pay for itself.

Most families use the house a few weeks a year. The rest of the year it can rent to travellers, the same way the villas around it already do.

What the area earns

In Las Terrenas and Samana, the typical short-term rental charges around US$154 a night. Entry-level places run near US$88, the strongest quarter above US$275.

How full they run

About 42 per cent of the year on average. High season, December through April, often runs 80 to 90 per cent full.

What that looks like

A two-bedroom at US$120 to US$150 a night, filled 40 per cent of the year, grosses roughly US$18,000 to US$22,000 before costs and management.

These are market figures, not our promise. They come from published short-term rental data for Samana and Las Terrenas. What your own house earns depends on the location, how it is furnished and who manages it. We will not quote you a return.

Why people hesitate

Everyone has heard the story.

Money sent abroad. A lot with a title nobody checked. A builder who stopped answering the phone. A house that took three years and cost twice what was agreed.

We built this company to take every one of those risks off the table.

The title is verified first

An independent land and title attorney checks it at the Registry before you commit a dollar. You see the report.

One price, one date

Signed before we start. Not an estimate. Not "plus extras".

You watch it being built

Dated photos and video every week: your foundation, your house on the factory line, the truck leaving. Straight to your phone.

You don't need to own land yet

Tell us the view. We find the land.

Ocean in front of you. A mountain ridge with the valley below. Walking distance to a town, or twenty minutes from the airport. You tell us what you want to wake up to, and we go find it.

We search

Beachfront, ocean view, mountain, or close to town and services. Power, water, road access and security checked on the ground.

We verify

An independent land and title attorney checks the title at the Registry. If it is not clean, it does not go to you.

We negotiate and transfer

We handle the price, the notary and the transfer into your name. You never deal with a stranger alone.

Then we put your house on it. Before you buy anything, you see the model you chose standing on that exact lot — in 3D from wherever you are, and full size through your phone when you are there.

How it is built

In a factory. Not on a lot.

Your house is made of galvanised steel panels, built indoors by the same crews to the same measurements every time. Then it is trucked to your land and set in place.

Built for this climate

Galvanized steel frame, engineered to Dominican wind loads. No rot, no termites. Made for salt air.

Weeks, not years

Typically about 90 days from foundation to keys. Your exact date is written into the contract.

Nothing improvised

No crew guessing on site. No materials disappearing.

From a real 50-villa project, start to finish.

I was born here. I was raised in the United States. And I came back because this is my country.

There I was a licensed contractor in California and became a casino specialist: lighting, signage and design, for tribes in California, Arizona, New Mexico and Idaho, among other states. In time I sold my company to a publicly traded group. That is where I learned to work with order, with a date, and with my word.

Here, houses are built the way they have always been built: block, rebar and months on the lot. People spend years putting one up, lose their money and lose their peace along the way. I am not here to change the country. I am here to add my grain of sand, with what I learned out there, and help modernize the way we build. In my own country.

So I took construction off the lot and moved it into a plant: the same house, the same measurements, the same quality, every time. Galvanized steel that does not rot, termites do not touch, engineered to stand up to hurricanes. Simple, fast, and built to last.

And one thing matters to me as much as the houses: the jobs. This method does not ask for crews carrying blocks in the sun. It asks for trained people working with machines, indoors: cutting, assembly, quality control, installation. Decent, well paid jobs that teach a trade. I want to create a lot of them, right here, for our Dominican people.

A house built right changes a family. That is what I want to leave behind: houses that last, and a company where the next generations of my family can work.
